State Attorney General Wins Settlement in ‘Predatory’ Realty Scheme

The Santa Barbara County District Attorney's Office has joined forces with state attorneys general to take down a Florida-based real estate company accused of running a predatory scheme. The company, MV Realty, faced allegations of tricking homeowners into signing long-term, exclusive listing agreements that locked them into paying hefty commissions for decades, even if they never intended to sell their property.

Under the settlement, MV Realty will pay millions in restitution and penalties, and must cancel the controversial contracts for thousands of homeowners across multiple states. Investigators found that the company targeted vulnerable homeowners, often the elderly or those in financial distress, by offering quick cash payments in exchange for the exclusive right to list their home. The contracts, which could last up to 40 years, included hidden fees and made it nearly impossible for homeowners to sell or refinance without paying a massive penalty.

The settlement marks a major victory for consumer protection advocates. The Santa Barbara County District Attorney's Office played a key role in the multi-state investigation, which revealed that MV Realty's business model relied on trapping homeowners in unfair agreements. As part of the deal, the company is also barred from engaging in similar practices in the future. Homeowners affected by the scheme will be notified about how to cancel their contracts and receive compensation. The case serves as a warning to other real estate firms that use deceptive tactics to exploit property owners.
